Seal Coating

Prepping

The first thing that we do is make sure that the area fir Seal Coating is free of any debris. This includes flowers, grass, weeds, and other hindrances.

Crack Filling

Our technicians will then do a deeper clean by removing all of the debris from any cracks. Crack filler is applied to stop all crack expansion.

Seal Coating

Your area of traffic will then be closed off so that the Seal Coat can stay intact while it is drying. It is important not to walk on the Seal Coat.

What is Seal Coating?

Seal Coating is the best form of preventative maintenance for your parking lot or driveway. The Seal Coating process involves applying a cold-tar emulsion over your asphalt parking lot or driveway to make a barrier.

What benefits can I get from Seal Coating?

Here are just a few reasons that you should Seal Coat:
  • Seal Coating will prolong the life of your pavement by blocking it from fluids from vehicles, UV rays, and weather.
  • A properly maintained parking lot or driveway has a lower “long-term” repair need. It will save you money in the long run.
  • A fresh Seal Coat will help you make a great first impression with your business and give great curb appeal.

How can I restore my faded parking lot?

Your asphalt is constantly being exposed to the elements, nature, and people. The Texas sun coming down on it day after day and extreme temperature fluctuations can cause it to expand and contract. Vehicles with heavy loads, gas, oil, and other harmful chemicals can and will soften it, even precipitation (ice, rain, snow, sleet) carries acids that can weaken and destroy it. All that wear and tear can cause fading. It can also lead to cracking and deterioration. In only a few hours, our technicians can Seal Coat your asphalt parking lot or driveway and make it look brand new. Added bonus to this, it makes it look brand new and allows it to endure even longer. People will notice!

What will happen if I don’t treat parking lot damage?

If your parking lot is left untreated, it can start to crack and this will cause a damaging cycle to begin:
  • Moisture seeps into tiny cracks.
  • When the cold weather comes, ice can form and harden within those cracks. During the hot weather seasons, water vapor will begin breaking down your asphalt from the inside.
  • The bigger the crack, the more water that can get into it.
  • Big cracks eventually turn into potholes.
  • The cost to repair the eventual pothole is far greater than the cost of just letting us do the Seal Coating for you! We give free estimates!
